Schematics & Entitlements

This process allows the client and jurisdictional decision makers to visualize the final project.

The schematic and entitlements phases define the desired building uses and a visual representation of the project. The NEC architectural team analyzes the project objectives and determines the spatial relationships of aspects of the project and provides sketches for review.

This process allows the client to visualize the project and confirm that the project is in line with their vision. From there if the project requires entitlements the developed concepts are brought to the jurisdictional decision makers to determine if the desired project jurisdiction will approve the usage and design of the proposed project.

The schematic phase will determine general details of the project. Objectives of this design phase include: room placement, site orientation, parking access, room size, zoning requirements, and material choices. After reviewing the schematic designs, the client will determine how they want the design to move forward into the next phase of the process.

Our team has many years of expertise in working with entitlements. The team utilizes this phase to dig deeper into a jurisdiction’s requirements for the project and determine the best way to execute the project within a client’s schedule. Often the goal for the entitlements phase is to achieve discretionary permits from zoning boards. This can require renderings, meetings, board approvals, and other services our team provides.

After reviewing the schematic designs, the client will determine how they want the design to move forward.
